"Tony,

I just wanted to let you know about a couple of things that are working for me and that I’m really excited about! First, I have been I have started utilizing social media. We are now on Facebook, Instagram, Twitter, and Linked In. I just got a call today from a property manager that I connected with on Linked In. We had done snow removal for this property in the past and had the opportunity bid on the landscape maintenance contract but we did not win the bid. I had not heard from him in over a year until I contacted him on Linked In. He told me that we did a great job with the snow but we were under bid when it came to the landscape maintenance. Apparently the company that got the contract did not do a very good job and he said he really wants to work with me and see if we can get contract locked down for this year. (He even told me what their budget was up front!) This is a very promising prospect for a high end apartment complex in a nice part of town. I’m not sure if he would have contacted me if I hadn’t reached out to him on linked in. Second, I just sent out my second monthly newsletter. I compiled a data base of all my current and past customers email addresses and sent them all a copy of our news letter. I couldn’t believe how many people have contacted me just to tell me that they really enjoyed the Newsletter and also that it prompted them to visit my website where they found some great testimonials and also found out about some services that we provide that they didn’t even now about! (A+ Tony!)
Third, On my wall in my office I now have a Close Ratio sheet where I write in the customers name, type of job and I put a check mark next to every job that I close on. It is very motivational when I get to make another check mark for another job sold!
Last, I have made it a policy to write an estimate on the spot for all residential maintenance contracts and any install job that is under $5k. People have been very surprised after we take a look at the job they want done and I tell them to give me about 20 minutes and I will have a contract ready. I take my pre made estimating sheets and my laptop with my bass spreadsheets with me in the truck so I can get this done. I have won every single job so far in which I have used this tactic!
